About the Schaumburg, Illinois Area | | | | | |
The Village of Schaumburg is a township located in the Northwest suburbs of Chicago. Living in Schaumburg is a rare opportunity to enjoy the tranquil sense of community in a small town environment while neighboring the big city for quick access to Chicago. The first to call Schaumburg home were the Sauk, Fox, Pottawatomie, and Kickapoo Indian tribes. The first recorded settler was a German named Johann Sunderlage who assisted in dividing Cook County into townships and settled with his family, ultimately purchasing the land. At this time, a majority of the settlers were from the eastern United States or Germany. Eventually, all the land became German-owned until The Great Depression when the foreclosed land was bought by non-German individuals and companies. However, German language and influence crafted the Village of Schaumburg. As Schaumburg continued to grow, so did the expansion of O’Hara Field by building a major airport and Northwest Tollway in the mid 1950s. Schaumburg’s convenient location stimulated a suburban growth, and the village was incorporated on March 7, 1956 with 130 residents. Schaumburg has grown from rural land to a luxurious community, offering business and community centers, stores, and amenities. As of 2000, Schaumburg had a population of 75,386 people. Pricing >Price and Condition
Pricing a house is one of the most important parts of the marketing process. You want to get as much for the property as you can, but if you set the price too high, you can turn away qualified buyers. Your real estate agent can tell you the selling price of homes comparable to yours. Pricing strategy depends on market conditions, and it is different in a buyers' market than it is in a sellers' market.
If your home is overpriced, the marketplace will reflect that to you. When a property fails to sell in a reasonable period of time, you and your real estate agent should have a frank discussion to determine whether too high a price tag is the reason. Your real estate agent will also be getting feedback from other agents who have shown your home.
Remember that price is only one factor. Consider ways you can make the property more attractive to show by handling needed repairs, improving curb appeal or making cosmetic improvements. Improve the condition of your home and you will improve its chances of selling.
